General
conditions
1. The deposit will be returned in full if
the landlord has determined that the rental property and inventory have been
left behind clean, undamaged and complete. Still pending charges will be
deducted from the deposit.
2. Landlord agrees
to deliver the property at the agreed time, clean and in good condition.
3. The tenant is
responsible for fulfilling all duties and any house rules by all other users of
the property.
4. Tenant may not
use the property for rental or otherwise to third parties or to accommodate
more people than agreed, except with the written consent of the landlord.
5. Tenant uses the
property cleanly and tidy. He is responsible for damage to property caused
during the rental period, including damage or loss of inventory.
6. At the end of the
lease, the tenant is obliged to deliver the property with the inventory, neat
and clean. This means that at least the dishes is done, the waste is removed
and oven, microwave and grill are clean.
7. Pets are not
allowed, except with express permission.
8. Inside the house, smoking is prohibited.
9. The tenant may use the property only as holiday
accommodation.
10. The tenant must not
bother the residents of buildings in the area with noise or music. The tenant
respects the pool hours.
11. Accommodation is
provided by passing the house keys on arrival.
12. The arrival is
preferably between 16.00 und 19.00 clock. Tenant will inform the landlord about
the expected arrival time. One hour before arrival the tenant will call the landlord on 0034 610619156.
13. Tenant accepts
the property and the inventory if he has not claimed within four hours after
the occupation that something is missing or defect.
14. Landlord is not
liable for the consequences of theft, damage to property of the tenent or
accidents.
15. Landlord is not
liable for any inconveniences that come from outside, as lack of water and
power supply and noise.
16. Landlord is
entitled to cancel this agreement without prior notice or judicial intervention
is required:
A. If the
full rental price is not met;
B. When the tenant
leaves the property before the agreed time of leaving;
C. If the tenant
does not fulfill its obligations under this agreement and / or properly comply
with the House Rules.
17. If this reservation
for the property is canceled by the tenant, the following amounts are due:
A. Cancellation up to 56 days before arrival date: 40% of
the rent;
B. Cancellation from
the 56th day (including) till the 28 th day before arrival: 70% of the rent;
C. Cancellation from
28th day (including) before the date of arrival: the full rent.
It is not possible to cancel for part of the group. If
fewer people use the accommodation as expected, then, the full rent will be
paid. We recommend a trip cancellation insurance.
18. Cases of
disputes are subject to Spanish law.
